Spring Cleaning

4/3/2023

ITS SPRINGTIME! This is a general housekeeping letter from the HOA board to review and enforce property, landscaping and architectural requirements for the entire Parks of Durham Lakes Community in compliance with our HOA covenants. Adherence to these covenants keep our subdivision beautiful and maintains our property values.

All PDL homeowners lots must be kept in good condition and repair, well maintained, clean and attractive at all times.

If you have any below noncompliant issues, please address them within the next 30 days.
If you are unsure of the rules and regulations of our homeowners association, you can download a copy of our covenants and bylaws by clicking here
You are encouraged to attend our HOA, board meetings, and voice your comments/suggestions or contact HOA board via our website.
  • Landscaping – please maintain weekly lawn mowing, edging and trimming and replace dead sod patches as needed
  • Lawns - Maintain your lawns with consistent pest and fertilization treatments, and water per local irrigation guidelines. You can avoid weeds by spaying the grass and beds to kill potential weed.
  • Grass disposal- all cut grass must be remove from sidewalks and streets immediately after cutting.
  • Hedges- all hedges must be evenly, trimmed and beds free from weeds.
  • Window Shutters - Shutters should not be crooked, and must be firmly secured to bricks.
  • Shades/Mini Blinds - All window coverings must intact, not hanging crooked with no visible broken slats.
Home Exterior Surfaces
  • Clean and remove all dirt and mildew from bricks, siding and house foundation. This must be done on a regular as needed basis.
  • Paint exterior of home as needed.
Driveway - all driveways must be cleaned/power washed to remove mold, and mildew. Driveways should not have a dark appearance.
Fences - must be kept attractive and in good repair. Replace any missing, broken or rotted fence, pickets, posts, and gates.
Trash and Recycling Containers
All empty trash cans must be removed from the curb no later than 6 PM on the day of collection. Trash cans must be removed from view and not visible from the street.
Failure to maintain all lots in compliance with the Parks of Durham Lakes HOA covenants can result in financial penalties and further action (s) as outlined in PDL covenants.
