Pet Etiquette

5/27/2022

If you own a pet, please be mindful of the other homeowner's properties in the community.  There are dog stations placed around the community with dog waste bags for your convivence to collect your pet's waste.  In addition, please try to have your pet not do their "business" in homeowner's yards.  There are multiple areas around the community that has pine straw in place for acceptable use areas.

We have also received concerns regarding walking through the yards of homeowners in the community.  Please use the sidewalks and don't cut through houses between yards.

Thank you,
The Parks at Durham Lake HOA

Lawn Care

5/1/2022

Just a reminder. With Spring here it is time for lawn maintenance. Now is the time to start taking care of your lawn (ie: weed control, mowing, and edging).

The covenant states:
Article V Maintenance. Section 2

Owner’s Responsibility
All maintenance of the Lot and all structures, parking areas, landscaping, and other improvements thereon shall be the sole responsibility of the Owner thereof, who shall maintain such Lot in a manner consistent with the Community-Wide Standard and the Declaration, Guidelines or Regulations, including but not limited to the following: exterior painting and staining; pressure washing as needed to remove exterior dirt and mold buildup; keeping all fencing in good repair and appearance; regular cutting, fertilizing and weed control of lawns; and fresh mulching and weeding of bed areas.

Maintenance of Lots shall include areas up to the curb of the street whether or not such area is also within a government right-of-way.
  • Residents must keep your grass cut.
  • Lawn edging must be done along driveway and sidewalk.
  • Must use weed control on your lawn.
  • Hedges & shrubs must be kept trimmed.
  • Grass clippings must be swept up after cutting grass.

The HOA Enforcement & Fine Policy:
Upon notification or observance of a violation of the Article, the HOA or its representative will send out a notice of violation citing the actual violation and a reasonable time period in which to correct the violation.  Upon second notification or observation of the continued violation following the expiration of the time period allotted, a fee of $25 / day will be assessed until the violation is corrected.

The Association does not want to fine homeowners.  Rather, it is a committee of neighbors that helps maintain property values and quality by enforcing a set of covenants, rules and guidelines that you agreed to through the purchase of your property.  In the event that you violate the covenant, you could be fined $25 / day for each violation until such time as you correct the violation(s).  Any further violation of the same nature in a 12 month period may result in the imposition of a fine, suspension of your right to vote, and suspension of your use of any common areas (clubhouse, pool, tennis court) until such time as you correct the violation(s) and are current in all fines/assessment.
