HOA
How much are the HOA dues? The HOA dues are $500 per year and may change depending on our projected budget. How often do the dues need to be paid? You are required to pay your HOA dues annualy. Who sets the amount for the dues? The dues are set by the HOA's Board of Directors. When are the HOA dues due? The HOA dues are due no later than March 1st. What happens if I am late paying my HOA dues? If you are late paying your HOA dues, you will have a $50 late fee accessed to your account. Your account may also be sent over to the attorney for collection. What happens to my account if it is turned over to the attorney? If your account is turned over to the attorney, your wages may be garnished or a lien may be put on your home. You will also have to pay the attorney fees as well as any other collection fees for your account. What are my HOA Dues used for? HOA Dues are used to obtain the income needed to pay (typically) for master insurance, maintenance, landscaping, water, sewer, garbage costs, etc. What happens to any excess funds from the collection of dues? Any excess HOA funds that exist after paying for all of the pertinent services as described above are stored in an account called reserve funds. When do I become a member of the HOA? Once you purchase a home in our community, you automatically become a member of our HOA and are required to pay HOA dues every year. How do I get out of being a member of the HOA? The only way to no longer be a member of our HOA is to move out of the community. Pool
When does the pool open for the year? The pool opens on Memorial Day What are the pool hours? The pool hours are ... (to be determined) When does the pool close for the year? The pool closes on the Monday after the Fourth of July. How do I get access to the pool? In order to gain access to the pool, you must have a Pool Pass and it must be presented to the Pool Monitor at the time of entry. How do I obtain a Pool Pass? In order to obtain a Pool Pass, you Must be current on your HOA dues and you Must fill out the Pool Pass Registration Form. When when I receive my Pool Pass? Your Pool Pass can be obtained at the pool opening party. If you do not attend the pool opening party, than you may contact the pool committee chair to obtain your pass. How do I become a Pool Monitor? In order to become a Pool Monitor, you will need to fill out an application. If you are selected, you will be contacted by the Pool Committee Chair. Architecture & Landscape
What is the purpose of the Architecture and Landscape Committee? The purpose of the Architecture and Landscape Committee preserve, enhance and assure uniformity in the architectural aesthetics of the community by consistently applying and upholding the rules and regulations set forth in our governing documents (Covenants). Will I get fined if I do not adhere to any of their rules? If you do not adhere to their rules, you will get a written notification and if you have not complied with the request in the allotted time, than you may be fined. What are some of the things that I can get fined for?

If you would like to add a fence, you must first get approval from the Architecture and Landscape Committee. Once you get approval from this committee, you will also need to get a permit from the City of Fairburn. Does it cost to get a permit? Yes, there is a cost for the permit. You will need to contact the City of Fairburn for the exact cost. Clubhouse Rental
The Parks at Durham Lakes Clubhouse is available for reservation to all homeowners in the Community that are current on their homeowner association dues. RESERVATION AND DEPOSIT To reserve the Clubhouse for any function, complete the Reservation Form and mail to the indicated address Reservation requests should be submitted no less than two weeks prior to the event. Please allow 7 days for a response. Reserving the Clubhouse will require a deposit of $200 due at time of reservation. Clubhouse rental fee: $400.00 per day 8:30am to 11:00pm $50.00 for use of TV $200.00 Security Deposit |
